About 100% hike in collectorate guideline rates proposed in five locations near Bhopal metro

BHOPAL: Using AI, a predictive analysis by district administration first identified 8 locations, where Bhopal metro rail is proposed, for 100% increase in collectorate guideline rate or cost of property registration with the govt.

When the guideline rate was released on Thursday, five locations were in the list for a near 100% hike for 2024-25.

According to assessment, expected completion of Bhopal metro is in 2026. It includes two lines, one under-construction Karond to AIIMS Bhopal. Another is Bhadbhada to Ratnagiri.

Nearing completion is the priority metro corridor, Subhash Nagar to AIIMS Bhopal. It is expected to commence later this year. Locations in the areas where the second phase of metro will benefit have been pegged for a higher collector rate.

Gurunanakpura in ward 70, where metro rail going both lines will be in the vicinity, has been proposed a residential rate increase from Rs 16,800 to Rs 30,300. Predictive AI score for the same was 100% hike in collector rate. ISBT bus stand near Habibganj was proposed for 100% increase in collectorate rates by AI predictive analysis, has remained static at Rs 32,000, Rs 48,000 and Rs 32,000 for residential, commercial and industrial purpose use in the proposed collectorate for 2024-25. Likewise, Jinsi area will not see an immediate collectorate rate increase in the next financial year. AI predictive had proposed a 100% hike for the area. Along Old Vidhan Sabha, commercial rate has been increased to Rs 1,65,000 from Rs 1,10,000.
