Ahmedabad: SRFDCL issues request for proposal for two riverfront plots

AHMEDABAD: After three unsuccessful attempts in nearly six years, the Sabarmati Riverfront Development Corporation Limited (SRFDCL) has finally issued a request for proposal (RFP) for two prime plots. These plots, located on the west and east banks of the Sabarmati, are set to be developed for mixed-use commercial and recreational purposes, but residential schemes are off-limits.

A senior SRFDCL official shared with TOI, “We are ruling out residential developments on these two and the 15 plots that will be auctioned in the near future.”

The first plot, situated on the western bank near Vallabh Sadan, spans approximately 4,420 sq m (WGN-05) and comes with a base price of Rs 23,676 per sq m.

It allows for a built-up area of up to 60,050 sq m. On the eastern bank, behind the Lemon Tree Hotel, another plot (EGN-01) covers 3,045 sq m with a base price of Rs 20,833 per sq m, and offers a maximum permissible built-up area of 41,385 sq m. “The RFP will be followed by an auction for the development rights of these two plots in the first phase,” said a senior SRFDCL official.

This move is part of a larger scheme to develop 17 plots across seven value zones, covering a total area of 1.49 lakh square metres.

The development is part of the commercial hub, featuring a mix of retail outlets, malls, office spaces, restaurants, cafes and hospitality services. The SRFDCL has been exploring the auction of riverfront plots for the past six years but has faced several hurdles. A previous attempt to auction 49 plots in 2021 was unsuccessful. Similarly, an earlier valuation of two plots in the western section in 2016 did not yield the desired results due to high base prices.

The RFP will be accepted from Sep 13, with submissions due by Oct 15, according to an SRFDCL press release. Developers participating in the project will have the option of flexible payment plans and will be assigned clear construction timelines.
