No takers, Chintels Paradiso revokes plan to rebuild flats; most opt for buyback

GURUGRAM: The developer of Chintels Paradiso, where four buildings have been declared unsafe for living since the February 2022 cave-in at one of the towers, said on Tuesday that it is withdrawing the offer to reconstruct or renovate the flats of the affected homebuyers as no one has chosen it till now.

The first offer — to compensate the homebuyers of towers D, E and F by paying them Rs 6,500/sqft and refunding the stamp duty along with the cost of interiors renovated — still stands, Chintels India said. According to the developer, around 80 homebuyers have already opted for option 1.

There are 180 flats in the three towers.

“We have withdrawn the second option as not a single flat owner has so far accepted the terms and conditions. The first option is, however, still open…” the developer said in a letter to the society’s RWA and the district administration.

“Around 80-85 families have opted for option 1, of which around 52 agreements have been signed. These 52 flat owners have been given 10% of the cheque amount,” the letter read.

The Sector 109 society has been under scrutiny after a sixth-floor flat at tower D caved in on February 10 last year, triggering a vertical collapse and killing two women. In structural audits carried out after the incident, towers D, E and F were declared unfit for living, while tower G was added to that list later.

The society’s RWA president Rakesh Hooda said that the second option to reconstruct/renovate the buildings was “not viable”. Flatowners would have had to Rs 1,000 per sqft and they wouldn’t have had any timeline on possession of their flats.

The district administration and the developer should come up with fresh option 2 that includes monthly rentals to displaced flatowners, waive off the amount and give a specific time for possession,” Hooda said.

A spokesperson for the developer said there were no takers for option 2 due to uncertainties regarding approvals, timelines and future of the company. “We will be happy to entertain more flatowners who are interested in option 1. The full and final payments will be made on a first cum first serve basis. Chintels India assures the RWA and residents of Paradiso of our full cooperation in the future and hope that we can work together towards a fast resolution,” the letter said.
