Thiruvananthapuram: Prefabricated facility of 50,000 sq ft to come up at Technopark P1

THIRUVANANTHAPURAM: Taking a cue from the Taurus Downtown project, the Technopark authorities are mulling setting up a prefabricated office facility at the main campus ( Phase 1). The plan is to have a facility measuring 50,000 sq.ft.

“The tender is set to be issued soon. Prefab is a good concept for parking companies and they can be shifted to available built up spaces at any given point of time. The concept also saves time and could reduce the load on the queue system,” said Col Sanjeev Nair (Retd), the chief executive officer Park Centre, Technopark.

The number of seats that can be offered in the prefab facility and companies which can be housed here will be finalised during the tender process. The project is expected to be completed within a year. Technopark authorities have been focusing on enhancing the marketability of vacant spaces and plots across the phases.

As per the updated information as on November 27, 164 companies have filed space requests for the IT built up space at Technopark Phase-3 between 2015 and 2023. The space requested ranges between 500 – 35,000 sq.ft. As many as 103 companies have filed requests for smart business centre facilities at the Technopark Phase-3 , the requests ranging between 18 seater – 50 seater. Between 2011 and 2020 91 space requests have been filed for the commercial space.

In Phase 1, between 2016 and 2023, 155 companies have filed requests for IT built up space. Thirty seven companies have filed requests for Thejaswini SBC facility with 10 seater in Phase-1. There have been 16 commercial space requests between 2019 and 2023 in Phase-1.

Between 2021 and 2023, seventy companies have filed space surrender requests. However, some of the companies have withdrawn the surrender letter, retained the space as a conference room or withdrawn the surrender request for a specific portion of the office space.

Keystone, the prefabricated office incubation facility was launched in 2021 in Phase-3. It was established as part of Embassy Taurus Techzone (ETTZ) at Downtown, Trivandrum. ETTZ provides two million square feet of workspaces spread over an area of 12 acres. It consists of a SEZ component totalling two million square feet, spread across two buildings, according to the website.

Niagara, the first SEZ office building of ETTZ, Victoria, the second SEZ building and Keystone are the components. The prefabricated facility is spread over 62,500 sq.ft of built-up area and companies which have signed up for space in ETTZ can avail this space. It will have 800 seats across two floors in complete plug and play format.
